Mobile and Manufactured Home Insurance

If you own a manufactured or mobile home, you will need to purchase manufactured or mobile home insurance. This is a specific type of homeowner's insurance policy designed specifically for a mobile or manufactured home. Manufactured homes and mobile homes are the same thing. What is Mobile Home Insurance?

Mobile home insurance is a specific type of homeowner's insurance that is geared toward mobile or manufactured homes. Unlike a standard house, a mobile home is usually built off-site and transported to the land where it will be installed or kept. Because a mobile or manufactured home does not have a basement or a foundation, a regular homeowner's insurance policy would not cover it. The lack of a basement or foundation makes the home more susceptible to losses, especially weather-related ones.

What does Mobile or Manufactured Home Insurance Cover?

Similar to a traditional homeowner's insurance policy, a mobile or manufactured home insurance policy covers:

Dwelling: This coverage protects the physical structure of the manufactured or mobile home.

Other Structures: This coverage applies to any structure on your property that is not permanently attached to the home itself, such as a fence, shed, carport, or garage.

Personal Property: This covers all of your personal belongings inside your home and on your property.

Loss of Use: If you have a covered claim that makes your mobile home uninhabitable, this valuable coverage will pay for you to live somewhere else while your home is being repaired.

Personal Liability: This coverage will pay for bodily injury or damage that you may cause to someone else or their property due to your negligence.

Medical Payments: If someone is injured while on your property or inside your home, this coverage will pay for their medical expenses up to your policy's limit.

Your dwelling, other structures, and personal property coverages will be subject to a deductible for any covered loss. You will select this deductible when you purchase your policy.

Mobile home insurance also covers the home when it is being moved from one place to another. The policy will cover damages to the home if you have a collision while en route to your next location, as well as property damage or bodily injuries your mobile home may cause to someone else while being transported. Some carriers include this coverage, but it must be added on with others, so be sure to ask your insurance agent or insurance company about the coverage to make sure you carry it on your mobile home insurance policy.

Keep in mind that mobile and manufactured homes do not automatically include coverage for earthquakes or floods. If you want to cover flood damage or damage from an earthquake because your home will be situated in an area that is at risk for such things, speak with your insurance agent or carrier about how to purchase these specific types of policies for your home.

Am I Required to Carry Insurance on my Mobile or Manufactured Home?

If you have a loan on your home, your bank will require that you carry mobile home insurance with appropriate coverage limits to ensure that you have enough financial protection to cover the loan on your mobile or manufactured home in the event of a loss. The required amount of coverage varies based on how much you owe on the loan for your home.

If your home is situated in a mobile home community, which is technically someone else's property, you will more than likely be required to provide proof of the insurance required by the property owner or association that manages the mobile home community. The amount of mobile home insurance required will depend on the requirements set by the property owner or association.

If you do not have a loan on your manufactured or mobile home, and your home is not located in a mobile home community, you are not technically required to carry manufactured or mobile home insurance. However, a manufactured or mobile home insurance policy can provide valuable coverage and financial protection for both you and your home.

How Can I Purchase Affordable Mobile Home Insurance?

You can obtain competitive mobile home insurance quotes from a licensed insurance agent, directly through an insurance company, or through an online comparative rating site such as A-MAX Insurance. Be sure to inquire about any optional coverages that you may need or want. Remember that flood insurance and earthquake insurance are typically purchased separately from the homeowner's policy for your mobile or manufactured home, so you must ask for these coverages separately if you need them.

Your mobile home insurance cost will reflect your specific manufactured or mobile home, the coverages you select, and the discounts that you are eligible for within your policy. You may qualify for a multi-policy discount if you purchase coverage for your manufactured or mobile home through the same insurance carrier that you have your car insurance with. There may be other discounts and credits available to you that will lower the cost of your mobile home insurance as well. Be sure to ask your agent or insurance carrier what discounts you qualify for so that you get the best possible price on your mobile home insurance.

Important note regarding water damage vs. flood damage for Home and property insurance policies:

A common misconception comes from the difference between water damage vs. flood damage. A typical homeowner or mobile home insurance policy covers water damage but does NOT cover flood damage. Flood insurance must be purchased separately.

A flood is defined as a rising and overflowing body of water onto normally dry land. Generally, damage caused by water that has been on the ground at some point before damaging your home is considered flood damage. Flood damage to your home/place of residence can only be insured through a flood insurance policy.

Examples of Flood Damage:

➤    A nearby lake or river overflows and causes a flash flood in your home.

➤    A storm drain or sewer drain gets backed up and causes a flood through the patio on the first floor of an apartment building.

Opposite from flood damage, water damage is considered to occur when water damages your home before the water comes in contact with the ground.

Examples of Water Damage:

➤    During a heavy rainstorm, water leaks through your roof onto your furniture, floor, etc., causing damage.

➤    A pipe/hose from your washing machine breaks, forcing water to leak, causing damage.
